Las Vegas

The center of gravity for Nevada homebuying. Largest market, most loan-program flexibility, the most competitive offer environment.

  • Median home price: ~$440K (varies widely by submarket — $300K in some pockets, $800K+ in others)
  • Best loan fit: Almost any — FHA, conventional, VA, and DPA all work well
  • Common buyer profile: First-time buyer using FHA + Home Is Possible
  • Local quirk: Competitive seller's market in most submarkets, pre-approval is non-negotiable. Inspection contingencies are sometimes shortened or waived in hot pockets, though we don't recommend waiving for FTHBs.

Henderson

Clark County's upscale southeast, running from reachable older Green Valley up to the MacDonald Highlands estates. Higher median than Las Vegas.

  • Median home price: ~$525K (the luxury hills pull the top up)
  • Best loan fit: Conventional for most; jumbo above the conforming limit; FHA + Home Is Possible in older Green Valley and Whitney Ranch

North Las Vegas

Fast-growing north valley powered by warehouse, logistics, and data-center jobs. Some of the metro's more reachable prices.

  • Median home price: ~$440K
  • Best loan fit: FHA + Home Is Possible; conventional for stronger credit

Enterprise

Southwest-valley boomtown built around Southern Highlands and Mountain's Edge. Higher price point, strong new construction, steady data-center and healthcare employment.

  • Median home price: ~$470K
  • Best loan fit: Conventional for most; FHA + DPA at lower price points
  • Common buyer profile: Dual-income households with strong income but limited cash — a common DPA profile

Spring Valley

West-central valley, generally more reachable than Summerlin next door. Peccole Ranch, Rhodes Ranch, and The Lakes mix established and newer homes.

  • Median home price: ~$430K
  • Best loan fit: FHA + DPA for first-time buyers; VA for service members

Summerlin

Master-planned west side against Red Rock Canyon. Higher-end, and it often pushes buyers toward conventional or jumbo.

  • Median home price: ~$650K
  • Best loan fit: Conventional; jumbo above the 2026 conforming limit of $832,750
  • Local quirk: Much of the inventory runs above DPA purchase-price limits, so confirm the price against program caps before counting on assistance

Reno

Northern Nevada's hub. The median runs above the Las Vegas metro in 2026, with steadier, less frenzied inventory.

  • Median home price: ~$513K
  • Best loan fit: FHA or VA + Home Is Possible

Sparks

Reno's neighbor to the east in Washoe County, generally a bit more reachable. Spanish Springs and Sun Valley draw first-time buyers.

  • Median home price: ~$490K
  • Best loan fit: FHA + Home Is Possible
  • Local quirk: Older central Sparks homes (pre-1978) can need extra inspection care for FHA appraisals — peeling paint and outdated electrical can flag

Carson City

The state capital and its own consolidated county. Mountain climate, limited inventory, and a market that stays tight.

  • Median home price: ~$500K
  • Best loan fit: FHA + Nevada Rural Housing Home At Last (0% interest, no monthly payment, 620 FICO), or statewide Home Is Possible

Boulder City

Small Clark County city by Lake Mead with a strict growth-control ordinance that caps new-home permits. Inventory stays thin and prices hold.

  • Median home price: ~$525K
  • Best loan fit: Conventional; FHA + Home Is Possible where inventory allows
  • Local quirk: The growth-control ordinance limits supply, so plan for a longer search

Mesquite

Far northeast corner of Clark County near the Arizona line. Retiree and active-adult communities, more reachable prices, and some outlying addresses are USDA-eligible.

  • Median home price: ~$400K
  • Best loan fit: FHA + DPA; USDA on the outskirts (verify the address)

Pahrump

An hour west of Las Vegas in Nye County. Affordable, with much of the valley USDA-eligible — 0% down for buyers within USDA income limits.

  • Median home price: ~$360K
  • Best loan fit: USDA loan (0% down), where Pahrump really shines for FTHBs
  • Backup: FHA + Home At Last if income exceeds USDA limits

Gardnerville / Minden

Carson Valley towns in Douglas County — Nevada's one high-cost FHA county, reflecting the Lake Tahoe market next door.

  • Median home price: ~$600K
  • Best loan fit: Conventional; FHA up to the $736,000 Douglas County limit; Home At Last
  • Local quirk: The state's only high-cost FHA county at $736,000 for 2026, versus the $541,287 floor everywhere else

Elko

Northeastern Nevada's mining hub. Gold-mine employment keeps demand steady, and prices stay more reachable than the metros.

  • Median home price: ~$400K
  • Best loan fit: FHA or conventional in town; USDA on outlying addresses; Home At Last

Fallon

Churchill County seat and home to Naval Air Station Fallon (the Navy's TOPGUN school), so a strong VA market. Agricultural surroundings are largely USDA-eligible.

Fernley

Fast-growing Lyon County town east of Reno along I-80, popular with commuters priced out of the Reno metro. Much of it is USDA-eligible.

Winnemucca

Northern Nevada mining and ranching town on I-80 in Humboldt County. Affordable and largely USDA-eligible.
